With vacant properties the first step and the most important part of managing a property is filling a vacancy with a well-qualified tenant. Implementing very strict qualifying and rental guidelines in the beginning helps to ensure we find a great tenant that will not only pay their rent on-time, but will also take great care of your investment. This also helps to minimize problems in the future, and keep your investment with a positive cash flow.
After receiving an application from a prospective Tenant, all applications are screened thoroughly with the following:

- National Eviction Reports
- Tenant Performance Reports
- Public Records/Judgments
- Nationwide criminal history report
- Sexual Predator/Terrorist databases
- Rental history verification
- Employment and income verification
Lease Agreements
Once a Tenant is approved, we use the Texas Association of REALTORS Residential Lease Agreement plus several attachments that our company has created which provides the following:
- Clearly defines the terms of the lease
- Lists the Tenant's Responsibilities
- Includes Pet Agreement, Inventory and Condition Form
- What the Rent and Security Deposit will be
- Landlord's Rules and Regulations
- Move out responsibility check list

Response Guarantee
If we do not respond to you (Any Communication) within 24 Business Hours, that month management fee is FREE... INCLUDED
30 Day Service Guarantee
We are confident you will be happy with the quality of our services, and we guarantee it! If you are unhappy with services within the first 30 days of your initial property management agreement you may break your contract with no contract termination fee... INCLUDED
*If the MLS listing and/or photos have been ordered or completed a set-up fee of $150 is due at the time of cancellation.
Tenant Guarantee
If tenant placed by 360 Properties, LLC does not fulfill the first 10 months of the initial lease a replacement tenant will be found at no charge to you... INCLUDED
*The guarantee does not cover tenants who must break a lease due to military orders, military transfers, or any other legal cancellation of a lease. The guarantee also does not cover any tenants who have abided by the lease terms by paying appropriate lease breaking fees.
Pet Guarantee
We offer a guarantee that any damage caused to the home, above normal wear, and tear, resulting from 360 Properties approved pet(s) that is not covered by the security deposit (equal to one-month rent) will be reimbursed by 360 Properties to make necessary repairs on behalf of the owner. This excludes Authorized assistance Animals per Fair Housing Guidelines. This Free Animal Guarantee is limited to an amount of $1,000... INCLUDED
Additional Coverage Available:
For a small charge of $9.95 per month, you can be included in our Additional pet protection package
which extends the protection to a total of $3000 for the property.
*The pet owner must be a tenant that signed a 360 Properties lease Agreement that included Pet Screening with zero pet deposit. We allow a maximum of two (2) pets unless discussed with you as the landlord before approving additional pets.
