Can you hold a place before I apply?
No, you must apply and once you are approved you will be given 24 hours to pay the security deposit. At that time the property is secured for you pending you sign the lease agreement. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No, We require a Security deposit and the first full months rent at move-in. -
How old do you have to be to apply?
18 years or older. -
Is the deposit refundable?
Yes, at the time of move-out pending all the rules within your lease are followed and no damages occur. -
Who needs a cosigner?
Cosigners can be required by mgmt. to boost your credit score if you do not meet our requirements. Applicants must Qualify according to our criteria plus have a minimum credit score of 700, and income must be 5 times the monthly rent. Boost Credit Example: Applicant Credit Score 550 + Co-signer Credit Score 700= Average Credit Score = 625. -
You have a property I want to rent. How do I apply?
Please read and follow the instructions within our Rental Qualifying Criteria/Guidelines & Application instructions located on our website on the Tenant Resources and Tools page. It will expain in detail how to apply. -
How do I pay rent?
As a tenant with us you will be set up with a portal and will be able to pay your rent electronically every month within it. -
I want to get a pet. What do I do?
If you are a propspective tenant it is detailed out within our Rental Qualifying Criteria/Guidelines & Application instructions located on our website on the Tenant Resources and Tools page. If you are a current tenant, you will need to submit your pet information prior to obtaining the pet through PetScreening to determine if you pet qualifies first. -
I want to move out, but my roommate wants to stay. What do I do?
Notify us and you will need to provide 2 months worth of paystubs so we can make sure you qualify on your own. Then a lease amendment will be typed and all parties will need to sign to remove your roommate. -
My lease expiration is coming and I want to move out. What do I do?
You will need to provide a 60 day notice to vacate through your portal. -
Who is responsible for paying for repairs & maintenance requests?
Typically the owner, unless the repair is due to tenant negligence or is an unnecessary maintenance request.
